\n“Property valuation is far more intricate than just walking around a property and assigning a number,\u201d Shah explains. It involves evaluating several factors, including location, size, amenities, and neighbourhood trends. For example, schools, supermarkets, and highways can significantly impact a property\u2019s value.<\/p>\n

Shah highlights that property valuation serves multiple purposes. It can guide potential buyers in making informed decisions or help investors assess the rental yield and potential appreciation over time.<\/p>\n

Key Valuation Methods<\/strong>
\nDifferent methods are employed to determine property value. Shah mentions the commonly used sales comparison approach, which evaluates a property based on recently sold properties with similar characteristics. \u201cComparing properties of similar size, features, and location provides a realistic market value,” she notes.<\/p>\n

She also elaborates on the appraisal method, which integrates specific data about the property with broader regional and neighbourhood statistics. This method relies heavily on technological tools and professional expertise to ensure accuracy.<\/p>\n

Factors That Affect Property Value<\/strong>
\nWhile some factors, like renovations and modern amenities, enhance property value, others can have the opposite effect. Shah explains, \u201cDepreciation can be caused by physical deterioration, such as structural issues, or functional obsolescence, like outdated layouts and appliances.” External factors, such as proximity to a noisy airport or a polluting factory, can also decrease a property\u2019s worth.<\/p>\n

\u201cCertain conditions, like being near an airport, are immutable and must be factored into the valuation,\u201d Shah adds.<\/p>\n

\nGiven the complexities involved, Shah advises consulting professionals for accurate valuations. \u201cUsing area specialists or agencies ensures you get an objective and well-informed evaluation,\u201d she concludes.<\/p>\n
